The energy transition of buildings increasingly relies on the integration of energy efficiency, digitalisation, and intelligent building management.

Campus La Forgiatura, a multi-building office complex in Milan, demonstrates how advanced technologies and innovative assessment methodologies can improve building performance while delivering measurable benefits in energy efficiency, occupant comfort, and operational management.

As part of the European Smart Square project, R2M Solution assessed the campus using the Smart Readiness Indicator (SRI), the European framework designed to evaluate a building’s capability to use smart technologies to enhance energy efficiency, occupant well-being, and energy flexibility.

The Smart Readiness Indicator (SRI) provides a score ranging from 0% to 100%, classified across seven performance levels. The assessment measures how effectively smart technologies are implemented compared to the building’s overall potential, considering its technical characteristics as well as the local climatic and regulatory context.

This methodology enables an objective and comparable evaluation of a building’s smart readiness.

Campus La Forgiatura consists of ten office buildings with a total floor area exceeding 20,000 m². The site integrates BrainBox AI, an artificial intelligence platform that autonomously and predictively optimises HVAC operations, improving both energy performance and operational efficiency across the campus.

The SRI assessment highlighted a significant improvement in the smartness level of the analysed buildings following the implementation of intelligent building management technologies.

Operational benefits

The implementation of BrainBox AI enabled the campus to:

  • optimise HVAC operation through predictive control;
  • automatically adapt system performance to actual occupancy and operating conditions;
  • improve continuous energy performance monitoring;
  • support predictive maintenance and fault detection;
  • enhance occupant comfort;
  • increase operational flexibility of building systems.

Energy benefits
Assessment period: February 2022 – August 2024

  • −26% reduction in electricity consumption  compared with the previous period;
  • more than 183,000 kWh of electricity saved;
  • approximately €45,500 in energy cost savings;
  • additional savings resulting from reduced heating and cooling demand.

R2M Solution carried out the smart readiness and energy performance assessment, using the Smart Readiness Indicator as a framework to quantify and demonstrate the impact of advanced building technologies.

The work included conducting SRI assessments, providing technical support for the implementation of the BrainBox AI platform, and evaluating the effects of intelligent HVAC control strategies on overall building performance.

By comparing the buildings’ performance before and after the deployment of BrainBox AI, R2M Solution quantified the operational, energy, and management benefits achieved while identifying further opportunities to improve efficiency and increase the campus’s level of smart readiness.

The Campus La Forgiatura project demonstrates how combining SRI assessments with AI-driven building management technologies provides a robust framework for planning energy efficiency improvements, monitoring their impact, and maximising long-term value.

The project highlights the role of smart technologies not only in reducing energy consumption and operating costs, but also in supporting more resilient, flexible, and future-ready buildings.
